For every additional person we charge 12 €/night. Children up to 13 years 10 €

In November stay for 7 nights and only pay for 6, or stay for 14 nights and only pay for 12.

Prices and discounts

The prices are for a minimum stay of 3 nights per apartment and night with an occupancy of 2 persons.

For each additional person we charge 12 € / night and for children under 13 years 10 €.

The price includes: bed linen, hand and bath towels, fully equipped kitchen, TV and radio, electricity and heating and all fees and taxes, except the local tax.

Inclusive:

• complete wash (bath - room - and kitchen )
• parking area
• Ski boot drying room for sports and hiking clothes
• Internet W–LAN
• hiking maps

The tourist tax is added to the basic price. The charge will be 2,50 € per person and day starting from the age of 14 and has to be paid right away on the farm.

The final cleaning is charged separately:

• Apartment 1 - 4: 35 €
• Apartment 5: 40 €

Infant equipment (table chair and cot) available free of charge on request.

Holidaypass
With the Holidaypass you can be mobile in South Tyrol free of charge. The regional trains from Brenner to Trento and from Malles to San Candido, the ski buses in the Puster Valley and the local buses throughout South Tyrol as well as the public cable cars are at your free disposal. You can also use many leisure facilities at preferential rates.  NEW: You can visit all museums throughout South Tyrol free of charge. The Holidaypass is free of charge for our guests.

Pets

One dog costs 6 - 10 € / day (depending on size, without food).
Please bring your own basket or blanket for your pet.

Booking

Please note: The booking becomes binding upon payment of a deposit for confirmation (booking security) and the sending of the booking confirmation. The deposit will not be refunded in case of cancellation.

Charge for breakfast: For bed and breakfast we charge 12 € per person. For children under 12 years we charge 10 €.

Payment: Please pay by bank transfer or cash on site.

Arrival and departure

Arrival: On arrival day the apartment will ready for you starting from 2 p.m. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your apartment not later than 9.30 a.m. Other times are possible upon request.

Cancellations

Cancellation conditions according to Art. 1382 Civil Code.

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

In case of cancellation:

• Before the 90th day before arrival - cancellation free of charge
• Between 90 and 28 days before arrival - 30% of the booking fee
• Between 28th and 14th day before arrival - 70% of the booking fee
• After the 14th day before arrival - 100% of the booking fee

The deposit will be withheld in any case.

In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.

Please inform us in advance if you are unable to take your holiday.

Cancellation insurance

We are looking forward to giving you a warm welcome to our house!

You can cancel up to 3 months before your set arrival date. If you cancel between 3 months and 4 weeks before your set arrival date we will charge you 3 days of your holiday. If you cancel within the 4 weeks directly before your set arrival date, then 70% of the booking will be charged. We recommend our ’Red Rooster’ cancellation protection policy as an extra service.
